Each of our guests are served a full southern breakfast in the mornings. In the evenings they are welcomed to join us for our Southern Sippin’ and Nibblin’ Hour. And each guest receives a turn-down service at night that includes chocolate truffles and cold waters. On the third floor there is a Kurig coffee maker and a full size refrigerator where you can get ice water from the dispenser and store any personal items. Parking and WiFi are included as well.

Our complimentary home-cooked breakfast is served anytime between 9:00 – 10am in the formal dining room. We recommend that our guests come down between 9:00 and 9:30am to have the best breakfast experience because we like to serve everything when it is hot and fresh! Because we are a small property with limited staff and because food quality is very important to us (and no chef in the world can make their food taste great when kept warm for hours), we are unable to alter the complimentary breakfast time. However, we offer complimentary coffee, tea, fruit and granola in the dining room prior to breakfast being served.

Yes! We offer a Book Direct rate through this site that is 10-15% lower than any other site! In addition, we offer an additional discount if you are staying two nights or more. Simply Click Here to check availability and all rates you are eligible for will be listed. If you want the discounted two night or more rate, simply put in dates for a minimum of two nights.

We offer a discount to active military and veterans with a military ID that must be presented at check-in. Click here, put in your desired dates, and then under “Special Rates”, choose Active Military. It will show you all available rates including the military rate if it is available for your selected dates.
Check out is by 11:00am. Feel free to hang out in the common areas or relax in a rocking chair on one of our porches after 11am if you wish, we just need to have time to get rooms clean and ready for our next guests.
Our Suite Home Alabama Junior Suite has a king bed that can be converted into two twin beds. Please make a note in your reservation if you will need the bed converted into two twins for your stay.
Please note our cancellation policy. If you cancel more than 14 days prior to your reservation, we are happy to provide you with a full refund less 25% of the room rate which is the cancellation fee. If you cancel within 14 days or less of your reservation, we cannot provide a refund or credit. If your reservation falls during a holiday or special event, then you must cancel 30 days prior to check-in in order to receive a refund. We do not provide refunds for no call/no shows.
We are a small property of only eight guest rooms and last minute cancellations affect us significantly (one guest room is 1/8 of our inventory and we also order food and schedule staff based on our upcoming reservations). Once you make a reservation, we hold the room you booked specifically for you and do not allow anyone else to book it. If you cancel at the last minute, we may not be able to book a room that would have likely booked had we not been holding it for you. Since our rooms are so unique, many of our guests want a specific room and will not make travel plans unless they can get the room they want.
If there is a chance that you may need to cancel at the last minute or if you wish to protect yourself from the unexpected, we recommend that you purchase travel insurance, which will reimburse you if you are unable to travel due to last minute emergencies, sickness, delayed flights, etc. There are many resources online for travel insurance and it typically only costs 10-15% of your travel costs. We are a small family business, not a travel insurance company, and in order to be fair to all of our guests, we cannot make exceptions to this policy regardless of the individual circumstance. You are agreeing to this policy when you make your reservation. This policy is emailed to you with your confirmation.
While we adore pets, we currently we do not have any pet friendly rooms since all eight of our guest rooms are in the historic mansion. We hope to one day add a pet friendly room or cottage on the grounds. There are some local places where you can board them such as VetMed Animal Clinic. Their number is (770) 787-4899 and they are a veterinarian’s office; we’ve heard great feedback from other guests who have boarded their animals there.
Children ages 7 and up are allowed at Twelve Oaks with an adult; we simply ask that they are well behaved and do not interfere with the comfort and enjoyment of other guests at the inn.
